The Planning Division offers informational meetings, which provide high level comments on proposed development. This is a free service and is highly recommended prior to applying for any land use approval.

Develop your application and material. The Planning Division utilizes two applications:
Existing Facility Application(PDF, 2MB) : This is a shorter application that may be used when the project will not have any land development activity such as grading, landscaping, new building construction, or building expansion.
New Development:(PDF, 3MB) This is a full application required for any new development or development which cannot use the existing facility application.
As part of developing your application you will need to also develop all the necessary supporting documentation necessary to be submitted with your application. Please review the application closely as it will have the required submittals you will need to complete identified.
Schedule a pre-application meeting to review your application for completeness with the planning division. No applications will be accepted without completion of this step.

If your application is found to be incomplete, you will be asked to prepare the necessary information and resubmit for a new meeting.
Once approved by the division, formal application will be approved and a link to upload all application materials will be provided to the applicant.
Formal intake of your application begins the review process and timeframes required for those reviews.
The Planning division will review the application and provide a 30-day letter at the end of the review period. This letter will outline application deficiencies and additional materials needed to fully review your application and take it forward to approvals.
Once found to be complete the Planning Division will continue to work with your to refine your application materials. A “Deemed Complete” application does not constitute an application ready for approval. The application must demonstrate through their application that all City requirements have been met.
Reviews will occur until the application is ready for approval.
The Planning division will determine the level of environmental review during initial review of the application. The applicant will then need to prepare environmental documents as needed for their project. It is recommended that this is done coordinated with your application. Environmental impacts may affect your project design.

The Planning division will prepare the documents necessary to take forward your application to the appropriate approving body. This may include the preparation of Conditions of Approval that will set regulatory requirements and development conditions on your project.
If your project proposed or was required to:
- Perform grading
- Construct public improvements
- Subdivide property
You will work with the Land Development Engineering division to permit your projects construction plans and finalize your mapping.
With approvals, grading and improvement plans in place you will be able to get your permits from the Building Division.
